Terms & Conditions & Access Statement
  1. Application for the reservation of accommodation must be accompanied by an advance deposit of 30% of the total rental cost. All reservations are subject to written confirmation. If the application is not accepted, the advance deposit will be refunded in full.
  2. The balance of the total rental cost must be paid in full at least 8 weeks before the holiday is due to commence. Failure to send the required amount by the date due may be (at our discretion) regarded as cancellation of the holiday by you and the advance deposit will not be refunded.
  3. Cottages/ Lodges are available after 3.00 p.m. on day of arrival. Cottages to be vacated before 10.00 a.m. on day of departure.
  4. Accommodation is restricted to number of persons stated on the brochure or website. A put-u-up or cot can be provided, if the accommodation is suitable, for £15. Guests may bring their own travel cot. Highchairs are available free of charge on request, subject to availability. If the number of guests in the accommodation exceeds the number stated, a charge of £50 per extra person is payable.
  5. Please inform the owner if you wish to invite friends or relatives, who are not staying in the accommodation, to the site. Whilst we welcome visitors, we ask that you keep us informed of arrivals and departures. At reception, please leave a note stating car registration, number and names of guests with time of arrival. Please also confirm time of departure when they leave.
  6. There are electric meters in all the cottages and lodges which accept £1 coins. Electricity is charged at cost and is not included in the rental cost.
  7. The Clients are responsible for keeping and leaving the cottage clean and tidy. Cleaning and breakages will be charged for. Please check the inventory on arrival and report any discrepancies within 24 hours.
  8. If any reason beyond the owners control (e.g. fire damage) the property is not ready on the date booked, all rent and charges paid in advance will be refunded in full. The client shall have no further claim against the owners
  9. We cannot accept liability for injury sustained by any person or for the loss or damage to any property brought onto the premises.
  10. Cancellation by you. If we are successful in re-letting your holiday, you will only forfeit the booking deposit. If we are unable to re-let then you will be held responsible for the prompt payment of the full cost of the holiday, You may wish to take out cancellation insurance, however, you should check the circumstances of cover
  11. We allow dogs in some of our cottages/ lodges. The weekly charge per dog is £35. You must bring a dog basket with you and under no circumstances may your dog lie on the bedding or chairs. When you exercise your dog it must be on a lead and you must clean up after your pet. A £25 (cheque) security deposit is also required on your arrival.
  12. There is a £50 returnable security deposit payable on arrival (by cheque or debit card) when you book Ta Mill House or Forge Cottage. The cheque will be returned to you by post after your holiday, minus any breakages etc.

 Introduction

 Ta Mill is a small rural setting consisting of self catering cottages and lodges.  The lodges were built in the last 20 years.  The stone and slate cottages and Ta Mill House are converted farm buildings originally built in the 16th Century.   Our Dairy cottage offers M2 mobility accessed accommodation.

The nearest bus stop is at Launceston (10 miles) although we do have a minor service which collects once a day 2 miles away (Hallworthy)

The nearest train station is 15 miles away (Bodmin Parkway)

A car is advisable to make the most of your holiday

 Arrival and car parking facilities

 

  • Cars can park for the purpose of unloading within 10 metres of most the accommodation on site, for specific information enquire when booking.
  • Ample parking available on site on level tarmac carpark.  Parking for Dairy cottage is within 5 metres of the entrance door.

 

Main entrance and Reception

 

On arrival, there is generally someone to meet you the car-park, unless previously arranged.  If there is no-one on site, directions to your accommodation will be forwarded to you via email and/or put on the blackboard outside reception.  The reception is on the ground floor, with a level but cobbled approach off the tarmac driveway.

 

  • The lodges have between 3 and 10 steps up to the wooden verandas. 
  • Forge cottage, Pump cottage, Smithy cottage and Olde Granary have hardened concrete or stone pathway with no steps but a small threshold on the double glazed entrance door of Smithy and Olde Granary.
  • Millers cottage and Ta Mill House have gravelled pathways to their entrance doors.  Millers has small threshold of double glazed door at entrance.
  • Hayloft has 12 stone and granite steps
  • Dairy cottage has flat stone paving and sloped threshold of approx. 1 inch into living area.

 

 

Public Areas- Games room, Pitch ‘n’ putt, Laundry, Nature Trail

Games Room

 

2 wide granite steps into tiled games room through patio doors in courtyard.  Courtyard has concrete paving in vicinity of games room and gravel area preceeding. WC available in off games room on same level as games room, no thresholds.

 

Pitch ‘n’ putt

 

A grassed slope off the tarmac carpark to pitch ‘n’ putt area which is ½ acre of grass land (regularly cut)

 

Laundry

 

One large step into tiled Laundry room as per games room

 Nature Trail

 Fully hardened and compacted stone pathway (1.2m wide) leading to wild life pond- less than 1 in 20 for entire ½ mile.  Slightly steeper section at start can be avoided by parking at designated parking area at lower pond if required.   Pathway suitable for wheelchair or pushchair with passing places on route.

 

Living / Kitchen areas

 

  • Lodges are all single storey with 28/29 inch wide doors to all rooms, carpeted throughout except bathrooms which have ceramic tiles.
  • Smithy and Olde Granary are single storey cottages with 30 inch wide doors and carpeted throughout.
  • Millers cottage is 2 storey cottage with 12 step (8 inches) open tread wooden staircase to first floor.
  • Pump cottage is 2 storey cottage with 11 step open tread wooden staircase (26.5 inches wide) with landing after 5 steps (160cm x 80cm) to first floor. There is an additional 7 inch step down hallway outside of the bedroom and shower room.  The pump kitchen/ living area is fully tiled, the stairs and first floor are carpeted.
  • Dairy offers fully tiled ground floor accommodation with 32 inch wide doors throughout.  Digital TV in living area and bedrooms with remote control.  Armed easy chair provided in all rooms.  Light switches and sockets accessible height.  Kitchen worktop at 82cm for easy access.
  • Forge cottage has tiled kitchen areas and carpeted else where.  There is a 6 inch slate threshold on entrance and a 4 inch step from the kitchen to the living area.  The doorway into the downstairs bathroom is 27 inches wide and only 168cm high.  There is a carpeted staircase comprising of 12 steps (8 inch high)- some of which are triangular to go round a 90degree turn.  Staircase is 30inches min. wide.
  • Hayloft is carpeted throughout, except for shower room
  • Ta Mill House is mainly carpeted (slate floor in hallway and kitchen) with 33 inch wide doors, except to utility room and en-suite shower room doors which are 29 inch wide.  Door into triple bedroom is only 26 inches wide
  • Ta Mill House has 12 stairs which are 8 inch high, 90cm wide with landing half way up.

  Bedrooms

  • Beds are made up for your arrival and are double, king size or single in bunk or twin bed formation, see website for each accommodation.  Non feather duvets and pillows throughout.  Sheets, duvet covers and poly cotton.
  • Dairy bedroom offers twin beds which are 24 inch high and king size bed which is 19 inch high

 Bath/Shower rooms

 

  • Lodges (except Brookview lodge 1) have baths with  shower over if applicable.   Brookview lodge 1 has walk in shower with no step.
  • Smithy has 19cm step into shower tray (80cm x 80cm)
  • Olde Granary has 10cm step into double shower tray (68cm x 117cm)
  • Pump has 20 cm step into double shower tray (115cm x 74cm)
  • Hayloft has 14 inch step into double shower tray 
  • Ta Mill House has downstairs bathroom with bath and en-suite shower rooms with up to 19cm step into double shower trays (68cm x 117cm) twin room (76cm x 80cm) triple bedroom (70cm  x 70cm )
  • Dairy cottage has large walk in shower room ( 2.2m x 2.4m) with fold down shower seat and 2 shower heads- fixed and detachable, grab rails and fold down hand rails as appropriate by toilet, shower seat and basin, emergency pull cord.
