Terms of Use — Booking Sites on the Stayant Platform
About this site
This site is operated by Tamill - Holiday Cottages & Lodges ("the operator") on the Stayant platform. When you book a stay or send an enquiry through this site, you enter a contract directly with Tamill - Holiday Cottages & Lodges. They run the property, take your booking, and look after your stay.
Tech Work Solutions Ltd ("Stayant", "we", "us", "our"), a company registered in England and Wales under company number 15904060, provides the platform technology that powers this site. Stayant is not a party to your booking contract. Stayant does not receive, hold, or remit any of the booking funds you pay. Payments are processed by Stripe and paid directly into the operator's own Stripe account.
These Terms of Use govern your use of this site as a platform. They sit alongside any booking terms, house rules, and policies set by Tamill - Holiday Cottages & Lodges. If you do not agree to these terms, please do not use this site.
1. Eligibility
You must be at least 18 years old to make a booking. You must be at least 16 years old to use this site at all. By using this site, you confirm that you meet the relevant age requirement.
If you are booking on behalf of other guests, you are responsible for ensuring each guest agrees to the operator's booking terms and house rules.
2. Guest portal
After a booking, the operator may give you access to a guest portal for your stay. The portal is reached through a unique link sent to your email address. The link contains an unguessable token that proves it is you — there is no password.
Please treat your guest portal link like a password. Do not share it. Do not post it on social media or in shared inboxes. Anyone who has the link can see your booking details and submit information on your behalf. If you think your link has been seen by someone who should not have it, contact Tamill - Holiday Cottages & Lodges so they can issue a fresh link.
3. Bookings
When you book through this site, your contract for the stay is between you and Tamill - Holiday Cottages & Lodges. Stayant is not a party to that contract and has no role in fulfilling it.
Tamill - Holiday Cottages & Lodges is responsible for:
- The accuracy of property descriptions, photos, prices, and availability shown on this site.
- Their cancellation, refund, deposit, and damage-charge policy, and applying it consistently.
- Check-in arrangements, access instructions, key handover, and any on-site support during your stay.
- Health, safety, cleanliness, and condition of the property.
- Handling complaints, special requests, and disputes about the booking or the stay.
- Compliance with local law that applies to short-stay accommodation, including any tourist taxes, registration, or licensing.
Stayant's role is to provide the booking-site technology, the booking workflow, the guest portal, and the email and messaging delivery used by the operator. Stayant does not set prices, check identity, screen guests, inspect properties, or arbitrate disputes between you and the operator.

4. Payments
Booking payments are taken through Stripe-hosted Checkout. Stripe acts as Tamill - Holiday Cottages & Lodges's payment service provider. Stripe's terms apply to the card processing itself, and the booking funds are paid into the operator's own Stripe account.
Stayant does not see, store, or process your card details. Your card number, expiry, and security code are entered into Stripe's own hosted checkout page and never reach Stayant servers. Stayant only receives a confirmation from Stripe that the payment succeeded or failed, together with a payment identifier.
If a refund is due under the operator's cancellation policy, the refund is issued by Tamill - Holiday Cottages & Lodges through Stripe, back to the card you used. Stayant does not issue refunds and cannot reverse a charge on the operator's behalf.
5. Reviews
After a stay, you may be invited to submit a review through the guest portal.
The rules for reviews are:
- One review per stayed booking. You cannot submit a review for a stay that did not take place.
- Reviews must be truthful and based on your own experience.
- Reviews must not include personal data of other people (other guests, staff names, registration numbers, contact details).
- Reviews must not contain abusive, threatening, harassing, defamatory, discriminatory, or unlawful content.
- Reviews must not contain advertising, promotional content, or links unrelated to the stay.
Tamill - Holiday Cottages & Lodges moderates reviews submitted through this site. The operator and Stayant may hide, edit for compliance, or remove reviews that break these rules. Stayant may also remove reviews that put the platform at legal risk.
By submitting a review, you grant Stayant and Tamill - Holiday Cottages & Lodges a perpetual, royalty-free, worldwide, non-exclusive licence to display, store, reproduce, and excerpt that review on this site and in Stayant's platform, in connection with the operator's listings.
6. Acceptable use
When you use this site, you agree not to:
- Scrape, crawl, harvest, or use automated tools to access this site or the Stayant platform without prior written permission.
- Bypass, attempt to bypass, or otherwise interfere with any access controls, rate limits, tenancy isolation, or security mechanisms of this site or the Stayant platform.
- Access or attempt to access any account, booking, guest portal, or data that does not belong to you.
- Upload, transmit, or link to viruses, worms, trojans, ransomware, exploits, or any other malicious code.
- Use this site to commit fraud, launder money, evade sanctions, or carry out any other unlawful activity.
- Use this site in a way that is misleading, that impersonates another person, or that misrepresents your identity or affiliation.
- Use the contact channels on this site to send unsolicited marketing, spam, or bulk messaging.
Stayant or Tamill - Holiday Cottages & Lodges may suspend or block access to this site if we reasonably suspect any of the above.
7. Intellectual property
Different parties own different parts of what you see on this site.
- Stayant owns the platform code, the underlying booking-site engine, the guest-portal technology, the Stayant branding, and the platform-level UI elements.
- Tamill - Holiday Cottages & Lodges owns the operator content shown on this site, including property names, descriptions, photos, page content, prices, FAQs, and the operator's own branding. If the operator licenses content from third parties (for example, stock photos), the underlying rights remain with the licensor.
- You retain the rights in content you submit through this site, including reviews and check-in details. By submitting that content you grant Stayant and Tamill - Holiday Cottages & Lodges the licence described in §5 (for reviews) and a similar non-exclusive licence to use any other content you submit for the purpose of running your booking and operating this site.
Nothing in these terms transfers ownership of any party's intellectual property to anyone else. You may not copy, reproduce, scrape, republish, or create derivative works from this site or the Stayant platform except as expressly permitted by law (for example, a limited right to view pages in your browser to make a booking).
8. Third-party services and links
This site relies on, and may link to, third-party services that are not operated by Stayant. These include:
- Stripe Checkout for taking card payments.
- Operator social-media pages (for example, Instagram, Facebook, TikTok).
- Map and location providers used to show the property on a map.
- External booking-confirmation or calendar links the operator chooses to include.
When you follow a link or are redirected to one of these services, you leave this site and use a service operated by someone else. Their own terms and privacy notices apply. Stayant is not responsible for the content, availability, security, or behaviour of those third-party services.
9. Disclaimers and liability
(a) Booking matters
Anything to do with the property, the stay, the booking, cancellation, refunds, deposits, damage charges, complaints, or your guest experience is the responsibility of Tamill - Holiday Cottages & Lodges, not Stayant. Stayant has no liability to you for those matters. Your remedy for any booking dispute is against Tamill - Holiday Cottages & Lodges under the operator's booking terms and under any consumer law that applies to you.
(b) Platform "as is"
To the maximum extent permitted by law, the platform technology that powers this site is provided on an "as is" and "as available" basis. Stayant gives no warranty that the site will be fit for any particular purpose, that it will be uninterrupted, error-free, or continuously available, that data shown from third-party services (for example, map tiles or Stripe confirmations) will be accurate, or that the site will be free from defects, bugs, or vulnerabilities. All implied warranties and conditions are excluded to the fullest extent permitted by law.
(c) Excluded losses
To the maximum extent permitted by law, Stayant is not liable to you for any indirect, consequential, incidental, special, or punitive damages of any kind, nor for lost profits, lost revenue, lost savings, lost opportunity, lost goodwill, or loss of data beyond the reasonable cost of restoring it from your own backups, arising out of or in connection with your use of this site, however caused, whether in contract, tort (including negligence), under statute, or otherwise.
(d) Cap
Subject to the carve-outs in §9(e) below, Stayant's aggregate liability to you for any and all matters arising from your use of this site, however caused, is capped at one hundred pounds sterling (£100).
(e) Carve-outs
Nothing in these terms limits or excludes:
- Liability for death or personal injury caused by Stayant's negligence.
- Liability for fraud or fraudulent misrepresentation by Stayant.
- Your statutory rights under the UK Consumer Rights Act 2015, or any equivalent EU consumer-protection law that applies to you.
- Any other liability that cannot lawfully be excluded or limited under the law applicable to you, including non-waivable rights under the law of your US state of residence, if any.
10. Privacy
How Stayant and Tamill - Holiday Cottages & Lodges handle your personal data is described in the Privacy Notice for this site, linked from the footer. Please read it. It explains what the operator collects, what Stayant collects, what we each do with it, and the rights you have.
11. Changes
Stayant may update these terms from time to time, for example to reflect changes in the platform, in Tamill - Holiday Cottages & Lodges's setup, or in the law. The most recent version is always shown on this page, with the effective date at the top and bottom.
If we make a material change — one that meaningfully affects your rights or obligations — we will flag it visibly on this site for at least 30 days before it takes effect. Non-material updates (clarifications, typos, formatting) take effect when published. Your continued use of this site after a change takes effect means you accept the updated terms. If you do not accept a change, please stop using this site; this does not affect bookings already confirmed under the previous version, which remain governed by Tamill - Holiday Cottages & Lodges's booking terms.
12. Governing law and jurisdiction
These terms are governed by the laws of England and Wales.
The courts of England and Wales have non-exclusive jurisdiction over any dispute about these terms or your use of this site. "Non-exclusive" means you are not forced to bring a claim only in England and Wales — you keep the right to bring a claim in any other court that has jurisdiction under the law applicable to you as a consumer.
If you are a consumer resident outside England and Wales, you keep the benefit of any mandatory consumer-protection rules of your country of residence that cannot be excluded by agreement. In particular, if you are a consumer habitually resident in the EEA, you have an unwaivable right under Article 18(2) of Regulation (EU) 1215/2012 (Brussels I bis) to bring proceedings against Stayant only in the courts of the EU Member State where you are habitually resident, and to be sued by Stayant only in those courts. Stayant will respect that right.
